1. General Project Start-up Services (including initial feasibility analysis)

  • conduct a comprehensive review of present and anticipated functional and spatial requirements and develop a summary Functional and Spatial Program;
  • inventory present furniture and major equipment, and recommend a preliminary budget for new furniture and equipment purchases;
  • scan the real estate market on the basis of the client's locational criteria and identify general market trends and characteristics;
  • conduct a field survey to explore specific properties for consideration;
    develop and implement strategies for evaluating potential sites and for selecting the preferred site;
  • conduct a Request for Proposals to assist the client to select a Project architect;
    assist the client and the architect to evaluate potential sites in terms of overall feasibility and suitability for the client's needs;
  • assist the client and the selected architect to develop general design criteria to assist in this evaluation;
  • advise and assist the client and the selected architect to develop a preliminary design concept and construction budget estimates for the proposed Project;
  • assist the client to plan for addressing other requirements for the Project, such as telephone, data and security systems and furniture, and to provide preliminary cost estimates for such items;
  • analyse the overall feasibility of the Project;
  • develop a comprehensive Business or Financial Plan for the Project, including preliminary estimates of capital and operating costs, cashflow projections, funding sources and an Executive Summary, suitable for submission to potential Project funders;
  • assist the client to develop and implement a strategy for negotiating a Purchase Agreement for the property;
  • develop a Work Plan and Development Schedule for the Project; and
    provide overall coordination for this stage of the work on the Project.
