PATERSON WALK - COMMUNITYWORKS NPH

back to projects

We helped Communityworks Non-Profit Housing Corporation to develop, as a pilot project, the first multi-storey multi-unit apartment building in Ontario to be manufactured inside a factory. Paterson Walk, in Ottawa's Parkdale Market district, was manufactured during the winter of 1990 by Morewood Industries (now Guildcrest Homes) inside their factory at Morewood, Ontario. The 37 modules were then transported to a prepared site at the corner of Pinehurst and Bullman streets where they were craned into place over a 3 day period. The interior was finished and exterior siding was applied.

The $1.8 million 22 unit project boasted a standard of construction unusual in wood-frame buildings. Because the components were manufactured in ideal interior conditions, using kiln-dried lumber, the quality of the structure was superior to most site-built wood-frame buildings. Also, because each module had to be built to a standard capable of being transported by road, the overall building was structurally superior to conventional building and exhibited superior sound resistance qualities.
